Another  Happy Short Sale Seller in Bowie MD

 

Bowie, MD:  Just sold another condo in Bowie MD for $120K. The condo is a three bedroom, 2full bath in move condition when it was listed back in November of 2013 as a short sale, by January 2014 the condo was damage because of busted pipes. Along with the water damage the loan servicing was transferred to another lender. Transferring loan during short sale process is now a common practice with many lenders and this will slow down the short sale process.  The new lender required that the short sale packaged be resubmitted and start the process all over. After months of going back and forth  they  finally approved the short sale  in March 2014 with a lower contract price because of the water damage and thankfully the buyer was patient to buy the house.  The outstanding mortgage balance on the Bowie condo is $305,823.04, it was short sale for $120,000 with the lender forgiving the balance and the buyer getting a good investment property.

Upper Marlboro, MD  Last week I visited a For Sale By Owner property in Upper Marlboro  and noticed that the kitchen cabinets are different colors. The bottom cabinets are brown while the top ones are white. I also noticed some nails around the kitchen door frame, one of the bedroom window covering is a bed sheet and many obvious repairs.  I informed  them that  it is really important that the  house be in  good shape before they start showing to prospective buyers. One of the sellers informed me that they are open to whatever the buyer may need done,  he stated  they can paint the cabinets to white or brown to meet buyers request!!! The house is over priced as it is and along with  all the repairs needed is unlikely they will get a retail buyer anytime soon. The house next to this house  has been in the market for almost 200 days in a better condition than  this  house, so I’m not sure how they think they can sell theirs higher in this condition.

Buying Your First Home? What Not To Do after getting Pre-approval

 

Upper Marlboro  MD: I just closed on a townhouse in Perrywood Upper Marlboro for my clients on April 15th 2014 however the closing almost did not happened. I met the buyers in December 2013 and  within a few days they are pre-approved for 300K. We started viewing homes, and we finally found the townhouse in Perrywood Upper Marlboro in March 2014. We wrote an offer on the townhouse and it  was accepted a few days later. I submitted the offer to the lender, but the credit report the lender had on file expired so they ordered another report. The new credit report came back with drop in credit score. The score is so low that it almost derailed the loan. How did that happened? Well, one the buyers failed to make a $20.00 credit card payment on time in January 2014 ,by the time the payment was made the credit card already reported 30 days late on the credit file and this caused the credit score to drop by over 50 points. Thankfully the lender was able to use  additional credit source to make the loan work and the buyer wrote a letter of explanation for the late payment.

I always informed my clients don’t breath on your credit while trying to buy a house. The followings should be avoided at all cost after getting a mortgage pre-approval

 

   

– Don’t  apply for any new credit

– Don’ t close any credit card account

– Don’t change your job

– Make all your payment on time.

 

The above list is just a partial list of what not to do when you want to buy a house.
